Leasing & Tenant Selection
​The most important step in the process is to ensure you have good tenants and cash-flow. At the end of the process we'll provide you with tenant profiles and applications for your selection. We will:

Prepare the unit and make recommendations for showings.

Market and advertise the property for rent in key publications.

Provide detailed screening of potential renters through verification of employment, personal and previous landlord references, credit report and social media screening.

Prepare and guide tenants through the application process.

Provide detailed move-in and move-out inspection reports with photos acknowledged by both tenants and landlords.

Building Maintenance & Renovations
In order to keep your property in good condition. we will:

Establish a comprehensive preventative maintenance plan.

Invite tender from qualified contractors with proper liability and WSIB (Workplace Safety and Insurance Board) insurance.

Manage day-to-day maintenance such as snow removal, lawn care, furnace filter changes and winterizing the property.

Complete periodic inspections of the interior and exterior of the property.

Complete visual inspections of mechanical equipment.

Provide a list of pre-approved vendors that offer preferred rates due to volume.

Oversee and manage any improvements to your property such as a fresh coat of paint after a long-term tenant leaves.

Follow-up with any deficiencies and ensure that contract obligations are met.
